Maintenance Agreements

The furnace and air conditioning are two of the most often overlooked appliances in a home. (That is, until they stop working!) The Advanced Air Bi-Annual maintenance program helps to keep your HVAC equipment operating continuously and at peak performance. Even equipment as new as one year old can benefit from regular checkups and cleanings. In fact most equipment manufacturers require that their systems be serviced at least once a year to sustain their factory warranty. By joining a maintenance program you have the peace of mind that your equipment is clean, mechanically sound, and running at peak performance. Not only will you be keeping your utility bills as low possible, you will also be helping to avoid costly and untimely breakdowns.

Our Bi-Annual Maintenance Includes:

  • Testing any safety controls.
  • Testing thermostat for accuracy and proper operation.
  • Checking and, if necessary, cleaning the indoor and outdoor coils.
  • Checking any system venting for viability and blockages.
  • Checking heat exchangers for any cracks or blockages.
  • Checking refigerant system charge while system is operating for proper charge. (If charge is needed, the first 8oz. are included. If more than a pound is required, a system leak check can be performed for an additional fee.)
  • Checking return and supply temperatures to determine if your system is producing its maximum capacity.
  • Checking for proper ground loop pressure and temperature exchange on geothermal systems.
  • Checking and testing condensate lines and/or pumps for proper operation and drainage.
  • Checking all electrical motors for correct amperage usage.
  • Checking proper operation of auxiliary heat in heat pumps.
  • Checking any relays, contactors, and wires for age related problems like cracking or carbon build-up.
  • Replacement of one inch filters.
  • Addressing and investigating any concerns or questions you might have at the time of maintenance.
  • Should a failure occur within one year Maintenance Agreement, there will be a 10% discount applied to your invoice for the service call.

All of our maintenance agreements are for one year. They include two visits in that year. A spring visit for an A.C. check-up, and a fall visit for a heating check-up. Sprint visits occur in April/May and fall visits in September/October. They do not include any other service should it be needed. However, Advanced Air can service any additional comfort equipment that is attached to your base system (i.e. humidifier, media or HEPA filter, etc.) for additional fees. Your agreement will be active from the time Advanced Air receives payment and will stand for one calendar year from that date. We also offer a single visit agreement for heat only or A.C. only systems at a reduced price. Once your agreement is active you will receive conformation by mail or e-mail.
